The correct and relevant advice is an essential part of our services. An initial consultation at your property helps us to better understand your needs, fully assess the value and offer any advice that would help us to maximise the impact from marketing and ultimately to achieve the highest price possible.

Every home is different and every sale is different. This means strategies must vary where and when necessary. If something is not working then something needs to change. Understanding this concept and the various options available is a vital part of our success.

The initial process will involve:

  • A property appraisal and a consultation with the vendor(s) to discuss the most appropriate strategies necessary for success.

  • A full marketing campaign to target all persons in the market and not just single preferential buyers.

  • Property viewings available 7 days per week at times agreeable to the vendor or tenant (if the home is occupied).

  • Regular updates to the vendor to discuss levels of interest, viewings and all aspects of negotiations.

Once a property is sale agreed: 

  • A reservation deposit will be received from the successful purchaser
  • Written notification will be sent to both the buyers and sellers solicitors
  • A bank valuer (if required) will call to inspect the property
  • A property surveyor (if required) will call to inspect the property
  • City Homes will keep in regular contact with all parties to ensure a smooth and timely transition
Once a property is sold: 
  • Contracts are signed and exchanged between buyer and seller
  • All funds are forwarded to the vendors solicitor
  • Fee paid to City Homes with any balance paid to vendors solicitor
  • Keys provided to the new owner

Professional fees are calculated at just 1% + VAT.

• Signed copies of lease agreement (PRTB approved)
• Confirmation of registration with PRTB (if required)  
• Tenant contact information sheet (names, phone numbers, pps numbers and related documents)
• Copies of all references received and verified
• Copies of all identifications received
• Copy of standing order confirmation (set up in advance of lease signing)
• Confirmation of utility transfers and meter readings  
• Statement of account detailing all financial transactions

A service that many companies like to offer - but shouldn’t. Property management involves a company taking care of your most valuable assets and for this reason it is essential to know that the job at hand is taken very seriously. When we manage a property we take on the full responsibilities of the landlord and treat the property as one of our own.

All day to day communications are handled directly with tenants. Any issues that arise are dealt with promptly and if required, a site visit to fully assess the problem. Rents are monitored each month to ensure timely payments. If a tenant fails to pay rent on time, immediate action will be taken to resolve this. Interior inspections will be carried out every 3 months to make sure the property is being maintained appropriately.  

City Homes has developed a network of quality tradesmen and servicing agents who will look after all issues at your property if and when required.
